Service Description:
In line with UAE Green Economy for Sustainable Development Initiative, the Property Sustainability Standards were introduced to be implemented at Sustainable City Projects. The project qualifies for obtaining Mohammed bin Rashid Certificate of Real Estate Sustainability.

Real Estate Sustainability Standards:
Investment Standards :
** Volume of investment
** Expected returns on investment
** Returns on investment in green economy (energy efficiency)

Urban and Construction Standards :
** Local green construction standards in Dubai, in cooperation with Dubai Municipality and Dubai Electricity and Water Authority
** LEED Neighborhood/ LEED Silver standards, or equivalent standards (Green Construction Standards for Residential Complexes)

Cultural and Social Standards :
** Adoption of Local community employment policies
** Support of local community volunteer organizations
** Adoption of skills development and training plan
** Adoption of health and safety policy
** Policy for the Workers Residence and Rights
** Policy for Social Liability

Real Estate Sustainability criteria :
Investment:
** Investment value
** Expected Return on Investment
** Green investment – energy efficiency

Architectural and structural:
** Green building codes in cooperation with Dubai Municipality and Dubai Electricity and Water Authority.
** LEED Neighborhood / LEED Silver or equivalent (U.S. green building standards for residential communities)

Buying and selling of real estate :
Description :
** Includes firms which work in the purchase of real estate, such as residential and non-residential buildings and commercial lands for selling, such firms are not allowed to practice the activity no. 6599-08 ” Real Estate Development”.

Required Documents :
** All nationalities
** Expatriate partner or manager must be sponsored under this license.
** Certificate of good conduct from Dubai police
** Activity fee 5000 DH per year.

Note :
** If there is expertise partner in the license the company can owned properties in free hold areas only.

Real Estate Permit Services :
** This service allows clients to apply to place real estate advertisements on buildings, streets, or roads.
** The service is provided by the Licenses and Inspection Section at the Department of Real Estate Licensing Services.

Required Documents :
1- Filling the form available on the website (.dubailand.gov.ae)
2- Copy of the Commercial License
3- Copy of the marketing agreement with the real property owner, where the applicant is a real estate brokerage firm
4- Copy of the advertisement (at least 50% of the text of the advertisement must be in Arabic)

Marketing Real Property outside of the UAE :
1- Copy of the real property Title Deed
2- Marketing agreement between the real property owner and real estate brokerage firm
3- A letter from the real estate brokers indicating the type of real property (apartment, villa, building, completed or off-plan building…. etc)

4- Undertaking from the real estate brokers that they will not receive any amounts on behalf of the owner
5- Undertaking from the real estate brokers that they hold the full legal liability for the authenticity of the information provided
6- Documents issued outside of the UAE must be attested by a UAE embassy and the Ministry of Foreign Affairs, and translated into Arabic by a legal translator
