Apply For Permit :
** We issue new permits for property located in unincorporated King County only.
** Check jurisdiction and zoning to determine whether your property is located in unincorporated King County or is located within city limits.

Applying & fees :
Over the Counter Permits :
** Small project proposals that are limited in scope may qualify for an over the counter permit process where qualifying permits types can be submitted, reviewed, and issued the same day without an appointment.
** This permitting option is known as the Over The Counter Permit (OTCP) process.

** If your project proposal does not qualify for the OTCP, then please see the next sections below regarding Pre-Submittal Services and intake and scheduling an appointment.
Permit Submittal Services :
** Medium scale building and land use permits at the Department of Permitting require completion of Permit Submittal Services (PSS) before formal permit application.
** The PSS process is designed to provide advance screening of a permit application prior to actual permit intake.
** The PSS process will provide applicants with specific feedback and identify technical red flags before the applicant submits the formal permit application.
** This feedback will allow the applicant to prepare a more complete and accurate application package which should make the permit review process simpler and faster.
** After completion of the PSS process, there are several options for permit intake; by appointment, by mail, or by drop-off.
Getting started with the permit process :
** The permit process in unincorporated King County varies depending on the size and complexity of a project and also according to the zoning on the property.
** It is important to the Permitting Department to make the permit process as easy-to-understand as possible, especially for first time and one-time-only permit customers.
** Described below are a variety of mechanisms the Permitting Department offers to help customers with the permit process.

Building Permits :
Purpose :
A commercial building permit is required in unincorporated King County to construct a new commercial building or for certain tenant improvements to assure the development is consistent with building codes and other applicable regulations. See legal authority Title 16 & 20 of the King County Code
What activities require this permit?
** a new commercial building structure
** tenant improvements to finish or remodel existing building shell
** mechanical (HVAC) or fire systems
** changes in occupancies
** installation of new, or changes to existing signs & cellular antennas
** a commercial building permit will require related permits
** commercial building permits often require SEPA
