The status of these instruments submitted for registration can be tracked via the system.
The system also provides on-line enquiry of statements of accounts and other billing information and informs users automatically via email or fax when instruments are registered and titles are ready for collection.
Online Lodgment
You can now lodge instruments and caveats online. You will need a Netrust certificate and a crypto card reader – to safeguard your submission. For the Online Application, you will need to have lodgment account before you can lodge the instruments.
All lawyers, conveyancing staff and finance officers who need to use STARS eLodgment will each have an account. Your appointed administrator will manage these accounts.

Certificate of Correctness
This section enables you to prepare the certificate of correctness. The system will generate the relevant certificate of correctness clauses based on the minimal information entered.
In our example, the Certificate of Correctness is signed by a Solicitor. The system will automatically format and print out the standard certificates accordingly.
Grounds of Claim
This section enables you to state your grounds of claim according to interest claimed. Select the relevant option that best fits your case; the system will automatically printout the relevant statement for you.
For interest claimed under “Purchaser by Mortgagee Sale”, “Injunction Holder” or “Others”, you need to type out the grounds of claim in less than 2000 characters in the text box provided.
Amending Your Saved Caveat
If you wish to make amendments to the Caveat you’d previously saved, first click on along the top panel of the system. Enter the Caveat’s Folder name and/or File Name in the search box that appears, then click on OK.
If you can’t remember either name, you may search by the date that you last updated the Caveat. The system will retrieve all forms in your PC that fit the criteria you entered above. Select the form of your choice and click on Amend.
Frequently Asked Questions
1. How do I pay for my lodgment?
All fees must be paid through Inter-Bank GIRO. However, pending activation of the Giro account, cheque payment or payment at SLA’s counter is allowed within 1 month from the creation of the lodger account.
All cheque must be crossed and made payable to “Singapore Land Authority”. Payment must be sent to/made at SLA’s counter at 55 Newton Road, #12-01 Revenue House, Singapore 307987 on the following working day.
2. Why there is no change in lodgment hours?
Lodgment hours remain the same as we understand that you need time after the close of lodgment hours to update your final title searches before legal completion which are generally scheduled to be in the late afternoon.
3. What can I do if I cannot see the PDF document during digital signing?
The PDF display and signing function is implemented as an ActiveX component. Without granting download/operations rights, the PDF cannot be properly displayed.
To check if the necessary rights have been granted, click on the Internet Explorer tools->security settings to see if “sla.gov.sg” has been added as a Trusted domain and enable all ActiveX download/operations within this domain.
