Land Transfer Calculator:

When you buy Victorian land, which may include buildings, you are liable to pay duty. The duty payable is based on the market value of the property or the purchase price, whichever is greater.

This calculator applies only to contracts entered into on or after 21 April 1998. See further instructions below.

Screen 1:
** Enter the date the Contract of sale was entered into.
** Click ‘NEXT’ to move to the next screen.

Screen 2:
** Select whether the property is your principal place of residence. (for contracts entered into after 1/1/2007)
** Enter the price you paid for the property the existing property or the total value of the land and dwelling constructed in whole dollars.
** On completion of this screen, click ‘Calculate’ for a calculation of the Land Transfer Duty.
** Click ‘Start again’ to start a new calculation.

Consumer Alert – When you buy land:
When you buy a property, settlement is the final stage in the conveyancing process. At settlement, all parties meet to exchange the Transfer of Land, Certificate of Title, cheques and other documents to complete the sale and purchase. The land transfer and title certificate are then taken to Land Victoria for registration, usually within a few days following settlement. Registration on title is your proof that you own the property.

We strongly recommend that you, as the buyer, ensure you are registered on the title as the land owner, as this proves your legal ownership of the property. When a Certificate of Title is issued to you, it shows your entitlement to the land, and any interests and rights affecting it. We are aware of past instances where property buyers have not been registered on title for many years, despite thinking otherwise.
