Service Description:
This service enables clients to register a deferred property annexation request. It is needed when the property owner wishes to annex a real estate unit into adjoining unit owned by the same landlord or group of persons who wish to adjoin their real estate units into one single unit.
Service Requirements:
** Deferred sale contract for the units intended to be joined
** A copy of the passports and family books.
** Real estate joining application signed by the owners or who are legally authorized to on their behalf If companies, A letter to request land joining from the legally authorized to sign or an official letter from the municipality to join lands
Service Fees:
** AED 500 for service provision
** AED 250 for each title deed issued
** Map issuance fees (depends on property type)
** AED 10 as knowledge surcharge for each fee

Issuance of No Objection Certificate to Apply for Registration :
Description :
** This service allows clients to apply for issuing a No Objection Certificate to register the real property in the interim or permanent registration system in case the developer refuses to register the same in interim registration system (Off-Plan Sale – Initial Sale Form – Initial Sale Contract – Title Deed Issuance). In the event of resale, the No Objection Certificate may be issued in case the developer refuses to issue the certificate without legally valid reasons.
Required Documents :
** Sale Contract
** Copy of the ID or Passport of the owner, non-residents
** Certificate of Settlement of Payments on account of the price of the real property
** Attendance of the owner in person, or attendance of an attorney authorized by the owner pursuant to an official notarized document
** No Objection Certificate from the maintenance company, in case of resale of the real property in addition to a copy of the ID or passport of the buyer and the sale contract agreement MOU
Service Procedures :
** The customer shall fill the registration assurance application form at the DLD’s website through the electronic services (registration assurance) or attend the Department in person at the Registration Assurance Section, enclosing all required documents. The customer shall be notified of the readiness of the certificate by E-mail.
